Property Management and Key holding

We offer a key holding Service up to full property management and full holiday rental Services. We are fully scaleable. Please come and discuss this with us and we are happy to offer you the best package to suit your needs.

It can be worrying to have a property that you only visit occasionally and not knowing what you will find on arrival. Because of this many people prefer the comfort of knowing that their holiday home is being regularly checked to ensure that any problems that do arise do not become massive ones. At the very least you should have someone local to ventilate your property on a regular basis to help prevent humidity related damage, and flush the toilets and run the taps to stop the build-up of unpleasant smells.

Many people prefer the security of a more formal arrangement through a Property Management agreement. As requirements differ according to usage, we have these options from which to choose, all of which can be tailored to your specific requirements: -

Option 1 - Standard Service (from 480€ per year)

  • Monthly inspection visit with additional visits after storms as necessary
  • Key-holding including providing these to authorised sales and rental agents
  • Check all utilities functioning
  • Flush all toilets, run taps and showers
  • Check lights all functioning & replace bulbs if required
  • Check for damp or other problems
  • Ventilate property during visit
  • Test all electrical appliances
  • Water indoor plants where necessary (available on fortnightly or weekly option)
  • Check shutters, blinds, grills and curtains are functioning correctly
  • Collecting mail to be held for owner
  • Immediate phone contact regarding any serious issues arising
  • Email results of each visit to owner highlighting any problems requiring action and provide photographs if required
  • Quarterly account statement sent by email
  • If long-term tenants are resident, these functions will be revised to accommodate the terms of the rental contract for each individual property

Please add 250 Euros for fortnightly visits or add 500 Euros for weekly visits for this service.The owner equips us with a float of 300€ to effect minor repairs and replacements as required, receipts emailed and retained. Time spent on these will be charged at 15€ per hour.

Option 2 - Prestige Service (1900€ per year)

This level provides total peace of mind as an all-encompassing Management Service including:

  • All services as above
  • 24-hour, 365-day on-call availability for owners and their guests relating to physical issues of the property
  • Acting as point of contact for any issues relating to the property eg. liaising with Community Association, owner’s solicitor, utility companies, rental agents or representatives
  • Negotiating with contractors, tradespeople, and service suppliers as required for one-off purchases and providing entry for supply or fitting of goods or services. NB. Ongoing works or project management will be quoted individually
  • Holding of a float commensurate with anticipated works and or purchases

Option 3 - Home-Care service (for those taking just a few weeks/months away)

If you are vacating your property for a period of time from a week to a few months only and would like the security of knowing that it is being maintained and cared for in your absence, then we can tailor our home-care option for you. This may include any of the following:-

  • Feeding your dogs/cats/animals on a daily basis
  • Walking dogs on a daily basis
  • Drop you at the airport and collect you from your holiday
  • Watering house and garden plants
  • Full house spring cleaning
  • Provision of security light timer to switch on lights at night
  • Can provide the services of the garden checker option shown above
  • Can provide all the options in our standard service

The "Garden Checker" - 22€ per visit

for those with gardens, whilst we are at your property we will also check the following :-

  • Report on the state of the garden, hedges, grass length, strimming, weeds, etc
  • Report on the state of the swimming pool, hot tubs, saunas ( chemical testing where necessary)
  • Check water meters to ensure no leaks present in the property
  • Run garden irrigation test cycle and report on any mis-functioning drippers or sprayers
  • Power down house and test electric meter to ensure it no longer runs (6 monthly)
  • Check all electric gates and garage door openers

Ancillary Services Available

These are charged and payable on an ad-hoc basis according to the time involved:-

  • Provision of concierge service eg. arranging transport, car hire, restaurant reservations, excursion booking, mobility equipment, sporting activities, researching and sourcing special requirements
  • Organising temporary domestic staff
  • Organising external catering
  • We would endeavour to fulfil any reasonable request in order to make the use of your property more enjoyable for you and your guests
  • Household tap water laboratory tested for quality
  • Meet and greet guests
  • Provide welcome packs
  • Cleaning
  • Marble polishing
  • Laundry and ironing
